Kharadi has a new identity now with major IT complexes, corporate
offices, and new residential developments coming up. Initiated as a
project to develop the land on a private public partnership by the local
developers and PMC, Kharadi is the result of orderly development of a
vast chunk of barren land.
Kharadi, situated in the eastern part of Pune and along the Kharadi-Hadapsar Bypass, has the unique distinction of being accessible from three focal points of commercial importance, Nagar Road, Sholapur Road and Mundhwa/Koregaon Park.
In addition, it is bookended by the industrial zones of Sanaswadi, Ranjangaon, Hadapsar and Parner. Since it also houses a telephone exchange building, it definitely had the makings of significant commercial and industrial presence. Yet, with all this, 80% of Kharadi’s total area is predominantly residential.
Today, it has been earmarked for major IT development because of its excellent road network, as well as the fact that it’s the protégé of the mighty MSRDC matrix. Development of the Maharashtra Industrial Development Corporation (MIDC) promoted Info Tech Park and later EON SEZ and other IT Parks in the neighboring surroundings of Kalyani Nagar and the Nagar Road. It has transformed the area into a prominent IT/ITES destination and helped change the profile of its population.
Kharadi has been able to generate enough interest in the premium housing category which is quite evident from the recent success. Kharadi has seen such a huge transformation. Proximity to the airport and prime locations such as Koregaon Park, Kalyani Nagar, Viman Nagar has added to the advantage of Kharadi. Today, Kharadi has seen a lot of infrastructure development with the six-lane highway coming up here is the latest addition. Quality schools and colleges have already set their base here. Also Kharadi is a closer option for people working in the industrial area of Ranjangaon.
Many top-end residential projects are coming up at Kharadi. Sudhir Darode, director of Darode Jog Properties talks about his project ‘Liviano – Fashion Condos’ at Kharadi. “It is the aura of the environment that calls for the appropriate style may it be a visit to the Race Course, playing golf at the Golf Course or attending a high profile dinner at a star hotel or making a presentation at a business meeting. We are creating that aura in the environment, offering an unmatched lifestyle.
Anand Jog, director of Darode Jog Properties, said, “In India, high fashion is often perceived to be premium, that reflects superior quality and value. ‘Liviano’ is being created on the same lines – high on parameters like strategic location (closer to hotspots), size (spaciousness), elevation, landscaping, luxurious amenities, top of the line specifications, best in class quality of construction and all this being offered at right price.”
The features they are offering include contemporary architecture that connects life, nature and style, elegant design, spacious layout, massive peripheral greens with internal green podium, three side open project and condos with many more features planned to increase the aesthetic value. The location also scores well, as it is in the close proximity of best day destination and shopping centers, healthcare and educational facilities, international hospitality brands, airport, IT and Industrial hub.
Sachin Agarwal, director of Raviraj Group, believes buying a property in Kharadi falls in the budget of young IT professionals. “Kharadi is developing as an IT destination. Its connectivity to the airport and other major parts of the city is also another reason for its development. The rates are also reasonable at present.”
Hrishikeish Shirodkar, director and CEO of Pashankar Group, believes Kharadi is a role model for entire Pune. “The roads, infrastructure, electricity, water supply, drainage was pre-planned before development. It is well connected to international airport and the two highways. It is also in close proximity to industrial and technology zones like Viman Nagar, Sanaswadi and Hadapsar.”
