Two-BHK apartments rule in Kharadi, Wagholi

Kharadi, Wagholi and Hadapsar, are unarguably the most popular residential destinations in east Pune, due to their proximity to IT hubs. According to MagicBricks data, these areas offer maximum2-BHK apartments, in the budget range of Rs 50-80 lakhs.

The Maharashtra Industrial Development Corporation (MIDC) promoted Info Tech Park and later, EON SEZ and other IT parks in the surroundings of Kalyani Nagar and Nagar Road, which has changed the face of Kharadi. There is a huge demand from working professionals for 2-BHK units. “The area is popular amongst investors because of the affordability factor and proximity to various IT parks. This area has seen an appreciation of about 20-30 per cent in property values in the last one year. There are many investors who bought 2-BHK apartments at the time of the launch of projects and are now willing to sell their properties,” 
Hadapsar is another locality, which is close to the IT hub Magarpatta City – just about 2 km away. “Professionals working in and around the IT hub want to stay near to their working place. However, real estate prices in Magarpatta are high; thus, those who are unable to afford property in the area, move to towards Hadapsar that offers properties at cheaper prices comparatively,” adds More.
According to the data, a 1,000-sq-ft apartment, in a multistorey building in Magarpatta, is available within a range of Rs 65-75 lakhs, whereas a samesized apartment in Hadapsar will be available in Rs 45-55 lakhs. Apart from this, Kharadi and Hadapsar are strategically located about 6 kms away from the city centre and are well-connected to the NH-9. These localities also offer welllaid physical and social infrastructure that further boost their potential as preferred realty destinations amongst real estate buyers as well as developers. Kharadi specifically, has the unique distinction of being accessible from three focal points of commercial importance: Nagar Road, Sholapur Road and Mundhwa/Koregaon Park. Nagar Road, which has now been widened and has access to social infrastructure, including shopping malls, schools and hotels, is also wellconnected to Kharadi, Hadapsar and Wagholi.
